What Is a Bungalow?

In Victoria, “bungalow” and “sleepout” mean the same thing: a small, separate building in the backyard used as extra living space. The words are used interchangeably, and you’ll also hear backyard cabin, studio, modular room, or just “the bungalow out the back”.

The one distinction worth knowing is the kitchen. A bungalow or sleepout is a habitable outbuilding — one or two rooms, with an ensuite if you want one, but no kitchen. A granny flat is a complete home, with its own kitchen and laundry, and is treated differently under Victorian planning rules. If the person using it needs to cook and live independently, you want a granny flat. If they need a bedroom, a bathroom and their own front door, a bungalow does the job for considerably less.

What’s Included in an Elpor Bungalow

Do You Need a Permit for a Bungalow in Victoria?

Yes — a building permit is required for any habitable building, and a bungalow is one. We obtain it on every build and it’s included in the price, so you don’t engage a separate building surveyor and you don’t chase the paperwork.

Whether a planning permit is also needed depends on your council, your zone and any overlays on your land — heritage, bushfire, flooding and similar. Most standard backyard bungalows on an ordinary suburban block don’t need one, but it isn’t universal. We can check your property at initial enquiry stage and tell you before you commit to anything.

Our units can also be modified to meet bushfire requirements up to BAL 40, which matters on outer-fringe and semi-rural blocks.

Getting a Bungalow Into Your Backyard

This is where prefabrication earns its keep. Your bungalow is built in panels at Carrum Downs and carried into your backyard by hand, so we can reach sites a truck-delivered unit simply can’t — the same prefabricated panel system we use on our granny flats.

We only need side gate access, about a metre wide. We regularly bring panels through garages and carports — anywhere there’s a gateway to walk through. No crane, no road closure, no removing your fence.

We build on stumps, so there’s no excavation and no concrete slab to pour. That keeps the cost down and means a sloping or awkward block usually isn’t a problem.

Once the panels are on site, most bungalows are up and finished in under a week. Allow six to eight weeks from the start of construction through to handover, and typically three to four months all up, depending on permits and our schedule.

• What’s the difference between a bungalow and a sleepout?

  Nothing — they’re two words for the same building. “Sleepout” is the older Victorian term and “bungalow” is more common now, so we use both.
• How much does a bungalow cost?

  Our single-room bungalows start well below the cost of a granny flat, because there’s no kitchen and no laundry to fit out. Current prices for each size are listed on the individual bungalow pages, and every price includes the building permit and connection of services within 5 metres of the main dwelling.
• Can you build a bungalow with a bathroom?

  Yes. Our sleepout with ensuite is available as a one or two bedroom unit with a private ensuite, and we can add a bathroom to any size we build.
• Can a bungalow be moved later?

  Yes. Because they’re built from panels rather than poured on a slab, our bungalows can be dismantled and reassembled at a new address if you move.
• How long does it take?

  Six to eight weeks from the start of construction to handover, with the on-site assembly itself usually taking under a week. Typically three to four months all up, depending on permits and our schedule.
• Do I need a flat block?

  No. We build on stumps, so no site excavation is required and a slope is generally not an obstacle.
