A lot of the flat pack granny flats you’ll find online are supplied as materials only. You receive a pallet of panels and a set of instructions, and everything after that — the stumps, the trades, the plumbing, the electrical, the certifier, the permit — is yours to organise. The advertised price is genuinely lower, because it’s buying considerably less.
An Elpor kit is prefabricated the same way, but we assemble it. Our own crew brings the panels in, puts the unit up, connects the services and hands you the keys. The building permit is obtained by us and included in the price. What you’re comparing when you look at our figures is a finished, permit-approved, 7-star energy rated home you can move into, not a delivery of building materials.
If you genuinely want a DIY project, we’re not the cheapest way to get one. If you want the speed and the site access advantages of prefabrication without becoming your own project manager, that’s exactly what we do.
Our units are built from interlocking sandwich panels — an insulating core bonded between two skins, made to size in the factory and locked together on site. There are no load-bearing internal walls, which is why the internal layout of any of our designs can be changed without re-engineering the building.
The panels give the units their 7-star energy rating, meeting the National Construction Code requirements introduced in Victoria on 1 May 2024. Externally they’re clad in ColorBond, which is why the finished unit needs so little maintenance.
Because each panel is carried in individually, we only need side gate access about a metre wide — and we regularly work through garages and carports. We build on stumps, so there’s no excavation and no slab to pour, which also keeps sloping and awkward blocks in play.

We deliver and assemble across the whole state: every Melbourne suburb, plus Geelong, Ballarat, Bendigo, the Mornington Peninsula, Gippsland and country Victoria. A travel allowance applies to country areas and we’ll quote it up front.
No. Our own crew assembles every unit on site. The price you’re quoted is for a finished, connected home.
Usually under a week on site. Allow six to eight weeks from the start of construction through to handover, and typically three to four months all up depending on permits and our schedule.
