Elpor Pty Ltd has been building granny flats, sleepouts and bungalows in Victoria since 1985. Four decades on we are still family owned and family run, still manufacturing in our own Carrum Downs factory, and still installing with our own crews rather than subcontracting the work out.

We are a registered building practitioner, CDB-U 53184, and every unit we supply carries home owners warranty and a six year and six month structural guarantee.
Because we manufacture what we install, one company is responsible from the first site visit to the day you get the keys. You deal with the people who make the panels, quote the job, lodge the permits and put the building up. Nothing is handed to a third party and nothing gets lost between trades.
Our interlocking sandwich panel system is what makes that possible. Panels are made to order in the factory, delivered flat and assembled on site, which keeps build times short, keeps site disruption down, and lets us reach places a conventional builder cannot — through a garage, down a side path, or through a standard gateway.

Elpor Granny Flats and Sleepouts are also very low maintenance – using mostly external ColorBond.
The buildings have no load bearing internal walls, – you may have any internal design that suits your requirements.

Granny Flats can be easily modified for wheelchair access - including a step less shower with a folding shower seat, a lowered front door jamb, a 1: 14 gradient access ramp and stainless steel grab rails fitted to the bathroom & shower.
