Looking for more space on your Geelong property? An Elpor granny flat is a self-contained one or two bedroom home for your own backyard, with its own kitchen, bathroom and open-plan living area — ideal for keeping parents or grandparents close, giving a teenager their own space, or adding a studio you can rent out.
Our granny flats are prefabricated at our Carrum Downs factory, transported to your Geelong block and assembled on site by our own team. Typical lead time is 6 to 8 weeks, and on-site installation is usually finished in under two weeks. Because the units are relocatable, you can take yours with you if you move.
ColorBond exteriors, insulated panel systems and a 7-star energy rating come as standard. For exposed sites near the water — the Bellarine, Ocean Grove, Torquay — we can supply coastal-grade ColorBond on request. Tell us where your block is when you enquire and we will spec it to suit.
We have been building granny flats since 1985 and have completed more than 1,000 of them across Victoria. A building permit is required for every granny flat in Victoria, and we handle it as part of every build.

In Victoria a building permit is required for every granny flat, and we take care of it on every build. A small second dwelling of 60m² or less usually needs no planning permit, unless your block carries a flooding, environmental or other special planning control. The City of Greater Geelong sets out the detail, or ask us and we will check your block before you commit.
Depending on who you ask, these are kit homes, relocatable homes, transportable homes, prefab homes or portable homes. A kit home usually means a flat pack you assemble yourself — with Elpor, the assembly is ours. See our granny flat kits and flat packs.
We deliver to every Geelong suburb and right across Victoria — Corio, Norlane, Bell Post Hill, Lara, Newtown, Highton, Belmont, Grovedale, Waurn Ponds and Armstrong Creek, along with Leopold, Drysdale, Ocean Grove, Barwon Heads and Torquay on the Bellarine and surf coast.
Your granny flat arrives as prefabricated panels rather than as a finished building on the back of a truck, and that difference decides what your site needs. The panels are carried in by hand, so we only need around a metre of side gate access. We can work through a garage or a carport as long as there is a gateway to walk through. In most cases that means no crane, no road closure, and no taking down fences to get in.
It also means a tight block, a narrow driveway or a neighbour close on the boundary is rarely the obstacle people expect it to be — useful on the older, narrower blocks around Newtown and central Geelong. If your site is steep, heavily built out or hard to reach, tell us early. We assess access, slope and soil at the site inspection, and anything that affects the quote is settled before you commit rather than after.
Once the panels are on site our own team assembles the unit and connects it to services. On-site installation is usually finished in under two weeks, and typical lead time from order is 6 to 8 weeks.
Thinking about a second dwelling as an investment rather than family accommodation? A small second home can be rented out under Victoria’s rules, and our small second dwellings are designed for exactly that.
In most cases, no. Under Victoria’s small second dwelling rules, a self-contained second home of 60m² or less on a lot that already has a house on it generally does not need a planning permit. The City of Greater Geelong puts it the same way: a permit is not required where there are no flooding, environmental or other special planning controls. A building permit is always required, and we handle that as part of every build. If your block does carry a control, we will tell you before you commit.
Typical lead time is 6 to 8 weeks. Because your granny flat is prefabricated at our Carrum Downs factory, the disruption at your place is short — on-site installation is usually finished in under two weeks.
Yes. Under Victoria’s small second dwelling rules, anyone can live in or rent out a small second home — a family member, a dependent person, or an unrelated tenant. That is what makes a second dwelling worth weighing up as an investment as well as family accommodation.
Yes, with the right specification. ColorBond exteriors and insulated panels are standard across the range, and for exposed sites near the water we can supply coastal-grade ColorBond on request. Tell us where your block is when you enquire and we will spec it to suit.
Yes. We deliver across the whole of Victoria, so Leopold, Drysdale, Ocean Grove, Barwon Heads and Torquay are all covered, along with every Geelong suburb.
Your granny flat arrives in prefabricated sections on a truck, so we need clear access to the site. Most standard suburban blocks are fine. If access is tight, sloping or built out, tell us early — we assess it at the site inspection and work out the approach before anything is booked.
