Prefabricated Granny Flat Kits

Elpor has been supplying prefabricated granny flat kits to Victorian property owners since 1985. Every unit is built in panels at our Carrum Downs factory, transported flat-packed and assembled on your block — by our team, not by you.

The kit approach is why we can build where other granny flat builders can’t. Nothing arrives whole, so nothing needs a crane or a clear driveway. The panels are carried in by hand, and most units are assembled and finished in under a week.

Is an Elpor Granny Flat Kit a DIY Kit?

No. This is the question most people are asking when they search for a granny flat kit, so here’s the straight answer.

A lot of the flat pack granny flats you’ll find online are supplied as materials only. You receive a pallet of panels and a set of instructions, and everything after that — the stumps, the trades, the plumbing, the electrical, the certifier, the permit — is yours to organise. The advertised price is genuinely lower, because it’s buying considerably less.

An Elpor kit is prefabricated the same way, but we assemble it. Our own crew brings the panels in, puts the unit up, connects the services and hands you the keys. The building permit is obtained by us and included in the price. What you’re comparing when you look at our figures is a finished, permit-approved, 7-star energy rated home you can move into, not a delivery of building materials.

If you genuinely want a DIY project, we’re not the cheapest way to get one. If you want the speed and the site access advantages of prefabrication without becoming your own project manager, that’s exactly what we do.

How Our Prefabricated Panels Go Together

Our units are built from interlocking sandwich panels — an insulating core bonded between two skins, made to size in the factory and locked together on site. There are no load-bearing internal walls, which is why the internal layout of any of our designs can be changed without re-engineering the building.

The panels give the units their 7-star energy rating, meeting the National Construction Code requirements introduced in Victoria on 1 May 2024. Externally they’re clad in ColorBond, which is why the finished unit needs so little maintenance.

Because each panel is carried in individually, we only need side gate access about a metre wide — and we regularly work through garages and carports. We build on stumps, so there’s no excavation and no slab to pour, which also keeps sloping and awkward blocks in play.

Kit Homes, Flat Packs, Modular and Transportable

These words all get used for the same kind of building, and the differences matter less than people expect.

  • Kit home / flat pack — the unit is made in sections and assembled on site. That’s how we build.
  • Prefabricated — the same thing, described from the factory end. We use this term throughout.
  • Modular — generally used for the same approach, though some builders mean large finished volumes craned into place. Ours are panelised and carried in by hand, which is why we can access sites a crane can’t reach.
  • Relocatable, portable or transportable — the unit can be taken apart and moved. Ours can.

The distinction that actually matters is who does the assembly. With Elpor, the assembly is included.

What Comes With an Elpor Kit

Our kits are available as one bedroom, one bedroom with study, two bedroom, and sleepouts and bungalows. Every one includes:

  • Full kitchen with Westinghouse cooking appliances
  • Rinnai inverter reverse cycle split system and heat pump hot water
  • Complete bathroom, and a laundry connection
  • Double glazed windows, insulated panels, 7-star energy rating
  • Fully painted inside and out, ColorBond exterior in your choice of colours
  • Building permit obtained by us and included
  • Home owners warranty; six year and six month structural guarantee
  • Connection of services within 10 metres of the main dwelling

Disability modifications — wider doorways, stepless showers, 1:14 ramps and stainless grab rails — are available on any design, and we’re comfortable building to an occupational therapist’s report.

Flat Pack Granny Flats Across Victoria

We deliver and assemble across the whole state: every Melbourne suburb, plus Geelong, Ballarat, Bendigo, the Mornington Peninsula, Gippsland and country Victoria. A travel allowance applies to country areas and we’ll quote it up front.
